Start preparing your home for the Spring market.

If you are planning on listing your home when the Spring market rolls in, right now is when you should be thinking about what needs to be completed before you sign that listing agreement.

There are plenty of things that need to be completed when warmer weather rolls in. Focusing on the inside tasks while it is still unpleasant outside will help make the workload more manageable.

Think to yourself “Bigger is Better”. Make your home feel as spacious and open as possible. This means it is time to de-clutter.  If you haven’t used it in over a year, you probably don’t need it.

  • Remove as many knick-knacks as possible and clear off those countertops.
  • Remove items from the traffic flow areas.
  • Remove magnets, etc. from the refrigerator
  • Remove personal pictures and items from display. This is a very important staging tip. Buyers can’t see past personal artifacts, and you don’t want them distracted when walking through your home.  I cant tell you how many times I have shown a home and the clients spend more time looking at the photographs on the walls instead of focusing on what the home has to offer.  You want buyers to be able to imagine their own photos on the walls and they can’t do that if yours are there.
  • Empty out those closets and kitchen cabinets.  Storage space is most often a high priority to buyers.  Cluttered, disorganized spaces look smaller than they actually are.  Rule of thumb- get rid of half of everything you have in them.  50% of the space should be available.

Now that you have gotten a lot of things out of the way, you can focus on fixing any minor repairs.

  • Replace cracked floor or counter-top tiles
  • Patch holes in the wall
  • Repair leaky faucets
  • Be certain all major systems are in working order
  • A dark, damp smelling basement is hard to sell. Replace light bulbs, throw out furniture with musty smell, and give it a good clean.
  • Make sure the attic and crawl space can be accessed easily.
  • Consider painting- it is always best to have neutral colors on the walls.  Bold bright colors are another distraction to buyers.

If you start now, you are well on your way to making sure your home sells fast and brings top dollar.  -Becky
